The easiest way to maintain a house in Tanzania is to work around the two rainy seasons. Before the short rains (vuli, around October to December) and the long rains (masika, around March to May), clear gutters and drains, check the roof and seal cracks. In the dry months, do the outside work: painting, roof repairs, tree cutting and drainage improvements. Once a year, service the water pumps, tanks and electrics, and empty the septic tank when it needs it. Spending a few days and a modest budget each year saves far bigger repair bills later.
What does a yearly maintenance plan look like?
| When | What to do |
|---|---|
| January to February (hot, drier) | Repaint exterior walls and steel, repair roofs, trim trees |
| Late February to early March | Clear gutters, drains and culverts before the long rains |
| March to May (long rains) | Walk the plot during heavy rain, note leaks and ponding, fix urgent leaks |
| June to September (cool, dry) | Bigger repairs: drainage works, waterproofing, cracks, renovations |
| Late September to early October | Second gutter and drain clean before the short rains, check the roof again |
| October to December (short rains) | Watch for leaks and damp, clean silt traps after storms |
| Every year | Service pumps, clean water tanks, check electrics and earthing |
Rain timing varies by region and year, so follow the Tanzania Meteorological Authority forecasts. In an El Niño year, start the pre-rain checks early; see our El Niño guide.

What should you check before every rainy season?
- Gutters and downpipes are clear and firmly fixed.
- Drains and culverts are open, with silt removed. See stormwater drainage.
- Roof sheets, ridges and flashings are tight, with no rust holes. See roof leak repair.
- Cracks are sealed and doors and windows close well.
- The ground slopes away from the walls.
What should you check once a year?
- Water: clean and disinfect storage tanks, service the pump, check for leaks in pipes and taps. See plumbing a new house.
- Electrics: have a licensed electrician test the earthing and circuit breakers, especially before the storm season. See lightning protection and earthing.
- Septic system: check the sludge level and empty it when needed. See septic tank construction.
- Termites: inspect roof timbers, door frames and skirting for tunnels and soft wood.
- Walls: look for new or growing cracks, and mark them with a date. See cracks in walls.
What should you check every few years?
| Every | Task |
|---|---|
| 3 to 5 years | Re-seal flat roofs and wet areas, check the waterproofing |
| 5 to 8 years | Repaint the exterior; see exterior painting |
| 2 to 5 years | Empty the septic tank, depending on use |
| 10 to 15 years | Review the roof covering, gutters and wiring |
How much should you budget for maintenance?
A common rule is to set aside about 1% to 2% of the value of the house each year. For a house that cost TSh 150 million (about USD 58,000) to build, that is roughly TSh 1.5 million to 3 million (about USD 580 to 1,150) a year, with some years higher when the exterior is repainted. USD figures are approximate, using roughly TSh 2,600 per USD.
What if you live abroad or rent the house out?

Frequently asked questions
When should I clean my gutters in Tanzania?
At least twice a year, before the long rains and before the short rains, and after big storms if trees are close.
How often should a water tank be cleaned?
Once a year is a good minimum, more often if the water looks or smells wrong.
What is the most expensive problem to ignore?
Roof leaks and poor drainage. They damage ceilings, wiring, walls and foundations long before you see the full cost.
Can a contractor do yearly maintenance for me?
Yes. Many owners, especially in the diaspora, use a contractor for a pre-rains inspection each year.
