To make exterior paint last in Tanzania, prepare the walls properly, use a good exterior-grade paint system and apply it in dry weather. In practice that means washing off dirt and mould, repairing cracks and damp, applying a primer or sealer, then two coats of a quality exterior emulsion or textured coating. Light colours stay cooler and fade less in our sun. A well-done exterior repaint on a typical 3-bedroom house costs about TSh 2.5 million to 6 million (about USD 960 to 2,300) and should look good for five to eight years.

Why does exterior paint peel and fade so quickly?

Most early failures have the same few causes:

  • Painting over damp walls, so moisture pushes the paint off.
  • No primer on new plaster, so the paint does not bond.
  • Interior paint used outside to save money.
  • Painting in rain or on very hot walls in the midday sun.
  • Rising damp or roof water running down the walls, which no paint can stop.

Which paint should you use outside?

Paint typeWhere it worksTypical life outside
Exterior acrylic emulsionMost plastered walls5 to 8 years
Textured or elastomeric coatingWalls with fine cracks, coastal areas7 to 10 years
Weatherguard or "silicone" exterior paintsExposed walls in heavy rain8 years or more
Oil or enamel paintSteel gates, grills, timber fascias3 to 5 years, with good preparation
Interior emulsionNot suitable outsideOften fails within 1 to 2 years

Look for paints made to recognised standards; the Tanzania Bureau of Standards certifies many local products.

How do you prepare walls for painting?

  1. Wash the walls to remove dirt, salt and loose paint.
  2. Treat mould and algae with a fungicidal wash, common on shaded and coastal walls.
  3. Fix the cause of any damp first: gutters, downpipes, a failed damp proof course. See waterproofing roofs and walls.
  4. Fill and seal cracks. Our guide to cracks in walls explains which ones need an engineer.
  5. Let new plaster cure for several weeks before painting.
  6. Apply a primer or masonry sealer.

What colours work best in Tanzania?

Light colours, such as off-white, cream, light grey and pale sand, reflect sunlight, keep rooms cooler and fade less. Strong colours look striking but fade faster on sunny walls; use them for trims, doors and feature walls. Dark colours on a west-facing wall can make the room behind it noticeably hotter. How much paint do you need?

A rough rule: one litre of exterior emulsion covers about 8 to 12 m² per coat on smooth plaster, less on rough surfaces. A typical 3-bedroom bungalow has roughly 250 to 350 m² of external wall, so two coats need around 60 to 80 litres, plus primer.

How much does exterior painting cost?

ItemExample cost
Exterior emulsion, 20 litresTSh 180,000 to 450,000 (about USD 70 to 175)
Labour, per m² (two coats)TSh 3,000 to 6,000 (about USD 1.15 to 2.30)
Full exterior repaint, 3-bedroom houseTSh 2,500,000 to 6,000,000 (about USD 960 to 2,300)

Example prices only, for 2026. USD figures are approximate, using roughly TSh 2,600 per USD. For a bigger refresh, see house renovation costs.

When is the best time to paint?

In the dry season, on dry walls, avoiding the hottest midday hours. Paint needs a few hours without rain to set. Avoid the long rains, and in an El Niño year plan exterior work well before November.

Frequently asked questions

How often should I repaint the outside of my house?

Every five to eight years with good paint and preparation, sooner on coastal or very exposed walls.

Can I paint over old paint?

Yes, if it is firm. Scrape and sand loose or peeling areas first, then prime bare patches.

Why is my new paint bubbling?

Usually moisture in the wall or painting on new plaster that had not cured. Find and fix the damp first.

Is textured paint better?

It hides small cracks and lasts well, but it is harder to clean and to repaint later.
