Most roof leaks in Tanzania come from a small number of causes: loose or rusted iron sheets, failed nails and washers, cracked ridge caps, poor flashings where the roof meets a wall, blocked or undersized gutters, and cracked or ponding flat concrete roofs. The fix is usually local, such as replacing sheets, re-fixing with new screws and washers, resealing flashings or recoating a flat roof, and costs far less than the ceiling, wiring and furniture damage a leak causes. Book repairs before the heavy rains, when roofers are busiest.

How do you find where a roof is leaking?

Water travels along sheets and rafters before it drips, so the stain on the ceiling is often not under the hole. To find it:

  1. Look in the roof space during rain, with a torch, for wet timber and drips.
  2. Check around ridges, valleys, chimneys, tanks and where the roof meets a wall.
  3. From the outside, look for rust, lifted sheets, missing screws and cracked ridge caps.
  4. On flat roofs, look for ponding water, cracks and failed joints.

Repair or replace the whole roof?

Repair is right when the leak has one or two causes and the sheets and timber are sound. Replacement makes sense when:

  • Rust has spread across most sheets.
  • Rafters or purlins are rotten or attacked by termites.
  • The roof has been patched many times and still leaks.
  • You plan a new floor, a solar system or a big renovation anyway.

Our guide to roofing materials in Tanzania compares iron sheets, stone-coated tiles, clay tiles and concrete roofs.

How do you fix a leaking flat concrete roof?

Flat roofs leak where water ponds or where cracks form. The repair is to clean the surface, repair cracks, correct the falls with a screed where needed, and apply a proper waterproofing system, such as a torch-on bituminous membrane or a liquid-applied membrane, turned up the parapet walls. Read waterproofing roofs and walls.

Frequently asked questions

Why does my roof leak only in heavy rain?

Heavy rain with wind pushes water under laps, ridges and flashings that stay dry in light rain. Overflowing gutters also push water into the eaves.

Can I fix a roof leak with sealant?

Sealant can be a short-term fix for small holes, but it fails in sun and heat. A proper repair replaces the failed sheet, fixing or flashing.

How long does a roof repair take?

Most repairs take one or two days. A full re-roof of a house takes one to three weeks, depending on size and weather.

Is it safe to repair a roof in the rainy season?

Yes, between showers and with safe access, but not in rain, strong wind or lightning. Book early, before the heaviest rain.
