In Dar es Salaam in 2026, a full building contract for a standard house typically works out at about TSh 750,000 to 1,300,000 per square metre of floor area (about USD 290 to 500), depending on the design, finishes and site. A labour-only contract, where you buy the materials yourself, is often 20% to 35% of the total build cost. Commercial buildings and high-end homes cost more. These are planning figures only: the only reliable price for your project is a quote based on drawings and a bill of quantities.

How do contractors in Tanzania price a building?

There are three common ways:

Contract typeHow it worksBest for
Full contract (labour and materials)One price for the whole job from a bill of quantitiesMost owners, especially if you are busy or abroad
Labour-onlyYou buy materials, the contractor provides workers and supervisionOwners with time and knowledge of materials
Design and buildThe contractor handles design and construction under one contractOwners who want one point of responsibility

Read design and build vs traditional contracting to compare the last two.

What makes one quote higher than another?

  • Scope. One quote may include external works, drainage and a fence; another may not.
  • Specification. Tile quality, roofing type, windows, doors and fittings change the price a lot.
  • Foundation. Poor soil or a sloping plot needs a stronger, more expensive foundation.
  • Supervision. A contractor with qualified engineers and site managers costs more than a fundi working alone, and usually saves money in mistakes avoided.
  • Risk. Low quotes often leave items out or plan to claim extras later.

How do you compare contractor quotes fairly?

  1. Give every contractor the same drawings and the same bill of quantities.
  2. Compare rates line by line, not only the total.
  3. Check what is excluded: permits, water and power connections, external works.
  4. Ask for the programme and the payment schedule.
  5. Check registration with the Contractors Registration Board, references and past projects.

How are payments usually structured?

Most contracts in Tanzania pay in stages: an advance for mobilisation, then payments linked to completed work, such as foundation, walls, roof and finishes, with a small retention held until defects are fixed. Never pay most of the money before the work is done. Read how to avoid construction cost overruns.

Do contractor prices include VAT?

Registered contractors charge VAT where it applies. Ask whether a quote is inclusive or exclusive of VAT, and check the rules with the Tanzania Revenue Authority.

Frequently asked questions

How much does it cost to build a 3-bedroom house in Dar es Salaam?

A 120 to 150 m² three-bedroom house with standard finishes often costs about TSh 110 million to 190 million (about USD 42,000 to 73,000) for the building alone. See our 3-bedroom house plans guide.

Is a labour-only contract cheaper?

The contract price is lower, but you carry the risk of buying, storing and supervising materials. Waste and theft can remove the savings.

Why is my fundi cheaper than a construction company?

A fundi usually prices labour only, with little supervision, insurance or engineering. A company prices the full risk and responsibility.

Do contractors charge for quotes?

Most give a quote free from your drawings. A detailed bill of quantities from a quantity surveyor is a separate professional fee.
