A typical 3-bedroom house in Tanzania has a floor area of about 100 to 160 square metres and fits on a plot of around 400 to 800 square metres, leaving space for parking, a garden, a septic system and a future extension. In 2026, building one with standard finishes usually costs about TSh 100 million to 200 million (about USD 38,000 to 77,000) for the building alone, depending on size, finishes and the site. The right plan is one designed for your plot, your soil and how your family lives, then approved and priced before you build.
How big is a 3-bedroom house?
| Plan size | Typical layout | Example floor area |
|---|---|---|
| Compact | 3 bedrooms (1 en-suite), shared bathroom, open kitchen and living | 95 to 115 m² |
| Standard | 3 bedrooms (1 or 2 en-suite), separate kitchen, living and dining, store | 115 to 145 m² |
| Spacious | 3 en-suite bedrooms, guest toilet, family room, veranda, store | 145 to 180 m² |
What room sizes work well?
- Master bedroom: about 14 to 18 m², plus an en-suite of 4 to 6 m².
- Other bedrooms: about 10 to 13 m² each, with space for wardrobes.
- Living and dining: about 25 to 40 m² together.
- Kitchen: about 9 to 14 m², plus a store and an outside cooking area if wanted.
- Veranda: at least 2 metres deep to be usable and to shade the walls.

Bungalow or storey house?
| Bungalow | Storey house | |
|---|---|---|
| Plot needed | Larger | Smaller |
| Build cost per m² | Lower | Higher (stairs, slab, stronger structure) |
| Access for elders and children | Easier | Stairs needed |
| Views and privacy | Lower | Better upstairs |
| Future extension | Sideways | Upwards if designed for it |
On expensive city plots, a storey house often makes more sense. Read building a storey house in Tanzania.
How much does a 3-bedroom house cost to build?
| House | Example floor area | Example cost (building only) |
|---|---|---|
| Compact, basic finishes | 100 m² | TSh 70 to 90 million (about USD 27,000 to 35,000) |
| Standard, good finishes | 130 m² | TSh 110 to 170 million (about USD 42,000 to 65,000) |
| Spacious, high finishes | 170 m² | TSh 190 to 280 million (about USD 73,000 to 108,000) |
Example costs for 2026. USD figures are approximate, using roughly TSh 2,600 per USD. They exclude land, design fees, permits, fence and external works. See the full breakdown in the cost of building a house in Tanzania.
Can you use a ready-made house plan?
You can start from one, but it must be adapted to your plot: its size, slope, orientation, access, soil and the local planning rules. A plan drawn for flat, firm ground may need a different foundation on black cotton soil or a slope. It also needs to be stamped by a registered architect and engineer for the building permit. Architects are registered with the AQRB.
How do you design for heavy rain and heat?
- Set the floor level well above the ground and road; see our El Niño guide.
- Use wide roof overhangs and a veranda to shade walls and windows.
- Plan cross ventilation in every bedroom.
- Include gutters, a concrete apron and stormwater drainage in the design.
Frequently asked questions
What plot size do I need for a 3-bedroom house?
Around 400 to 800 m² suits a bungalow with parking and a garden. A storey house can fit on a smaller plot.
How long does it take to build a 3-bedroom house?
Usually six to twelve months with steady funding. Read how long it takes to build a house.
Can I build a 3-bedroom house in stages?
Yes. Many owners build the foundation, walls and roof first, then finish in stages. Plan the stages with your contractor so work is protected between them.
Do I need an architect for a 3-bedroom house?
Yes, for permit drawings and a design that suits your plot. An engineer is also needed for the structure.
