AFCON 2027 creates business opportunities in Tanzania in four main areas: accommodation (short-lets, guest houses, hostels and hotels), construction and renovation (finishing hotels, upgrading buildings, roads and signs), services around the matches (transport, food, security, events and fan zones), and longer-term property demand in host cities. The tournament is planned for about 19 June to 17 July 2027, with Tanzanian matches expected in Dar es Salaam, Arusha and Zanzibar. The smartest opportunities are the ones that still make money after the final whistle, because the tournament lasts about four weeks, while a building lasts fifty years.
This guide lists ten ideas in simple language, with what each needs and how risky it is.
Why AFCON 2027 is a big deal for Tanzania
For the first time, three countries are hosting AFCON together: Tanzania, Kenya and Uganda. Twenty-four teams are expected, with fans travelling between the three countries. In Tanzania, the government has upgraded the Benjamin Mkapa Stadium in Dar es Salaam, built a new stadium in Arusha and improved stadiums in Zanzibar. Officials have also urged hotel investors to finish projects early, because some visitors are already booking.
Big tournaments bring three kinds of money:
- Spending during the event: rooms, food, transport, tickets, souvenirs.
- Spending before the event: construction, renovation, furniture, training staff.
- Lasting value: better roads, more hotel rooms, more tourism and a city that is better known.
The 10 opportunities
1. Short-let apartments and Airbnb
Furnished flats near stadiums and city centres will be in demand. It is the fastest opportunity for people who already own property. See our AFCON 2027 Airbnb guide.
- Needs: a safe, self-contained unit, furniture, water and power backup, licences.
- Risk: low to medium. The unit stays useful after AFCON.
2. Guest houses and small hotels
A family house converted into a 5 to 10 room guest house, or a small hotel finished in time, can host fans and later business travellers and tourists. See how to start a guest house or small hotel.
- Needs: licensing, staff, bathrooms per room, fire safety.
- Risk: medium. It is a full business.
3. Finishing half-built buildings
Tanzania has many unfinished buildings. Finishing one for rooms or flats is faster than starting from zero. See what you can finish before AFCON.
- Needs: an engineer's check of the structure, a contractor, funds.
- Risk: medium, depending on the structure's condition.

4. Renovation and fit-out contracts
Hotels, restaurants, bars and shops will want to look their best. Painters, tilers, gypsum and aluminium fundis, electricians, plumbers and fit-out companies will be busy. See our Swahili guide on the renovation business.
- Needs: skilled teams, materials, reliable delivery.
- Risk: low if you get paid in stages.
5. Construction materials and hardware
Busy builders need cement, tiles, paint, pipes, fittings and furniture. Hardware shops near host cities may see higher sales. See the hardware business.
6. Transport
Fans need taxis, minibuses, airport transfers and trips between cities and to safari parks. Car hire and tour transport companies will be in demand, especially in Arusha and Zanzibar.
7. Food, drink and fan zones
Restaurants, food stalls and bars near stadiums and fan zones will be busy. Outdoor screens and fan zones need temporary structures, stages, tents, lighting and toilets.
8. Events and halls
Watch parties, team welcome events, business forums and celebrations need halls with screens and good sound. See the event hall business.

9. Tours and experiences
Many fans will add a safari, a Kilimanjaro trek or a Zanzibar beach stay. Tour operators, guides and lodges in Arusha and Zanzibar can package football and travel together.
10. Long-term property in host cities
Infrastructure built for AFCON, such as roads, stadium areas and hotels, can raise land and rental values around them. Buying or building rental property near improved areas is a long-term play. See the best places to invest in property.
Which opportunities suit you?
| If you have... | Consider |
|---|---|
| A flat or house in a host city | Short-let or Airbnb |
| A large house or unfinished building | Guest house, finished in time |
| Construction skills or a company | Renovation, fit-out, finishing contracts |
| A car or minibus | Transport and transfers |
| Capital to invest and a plot | Rental flats or a small hotel that earns long-term |
| Little capital | Services: cleaning, cooking, guiding, selling |
A warning: do not over-build for four weeks
The biggest mistake is building something that only makes sense during the tournament. AFCON lasts about four weeks. A 20-room hotel built only for AFCON, in an area with no tourists or business visitors, may sit empty for years afterwards. Before you invest, ask: who will use this in 2028, 2029 and 2030? Our guide on keeping property earning after AFCON helps you plan.
Timeline: what to do and when
| When | What to do |
|---|---|
| Now (late 2026) | Decide your idea, check the building, get prices, start major works |
| Early 2027 | Finish structure and finishes, apply for licences |
| March to April 2027 | Furnish, test water and power, take photos, list online |
| May 2027 | Train staff, test bookings, fix small problems |
| June to July 2027 | AFCON: run the business, collect reviews |
| After July 2027 | Switch to long-term guests, tourists or monthly tenants |
The long rains, usually from about March to May, can slow building work. Plan major outside work before then. See building during the rainy season.
How much money do you need? Example budgets
Rough examples only. Your costs depend on location, size and finish.
| Idea | Example starting budget (TSh) | Time to be ready |
|---|---|---|
| Furnish one flat as a short-let | 5 to 13 million | 2 to 6 weeks |
| Renovate a tired 2-bedroom flat and furnish | 15 to 40 million | 1 to 3 months |
| Convert a large house into an 8-room guest house | 180 to 350 million | 2 to 4 months |
| Finish a two-storey shell into 4 flats | 120 to 300 million | 4 to 6 months |
| Food stall or kiosk near a fan zone | 2 to 10 million | A few weeks |
| Airport and stadium transfers with one minibus (lease or own) | Varies widely | Licences plus vehicle |
The accommodation ideas use more money but keep their value after the tournament. Food and transport need less money but stop earning when the crowds leave, unless you build a regular customer base.
Working with authorities and organisers
Many tournament activities need permission. Before you invest:
- Fan zones and street trading near stadiums are usually controlled by city councils and the organisers. Ask your council about vendor permits and approved locations.
- Branding and official logos belong to CAF and its sponsors. Do not use AFCON logos or names in a way that suggests you are official. "Near the stadium" is fine; "official AFCON hotel" is not, unless it is true.
- Transport needs proper vehicle licences and insurance through LATRA rules for commercial passenger transport.
- Accommodation needs business and tourism registration.
Following the rules protects you from closures at the busiest moment.
A simple risk checklist
Before you spend, answer these honestly:
- Will this still make money if my city hosts fewer matches than I expect?
- Can I finish before May 2027?
- Who will use it in 2028?
- Am I borrowing money I can only repay with AFCON income?
- Do I have someone reliable to run it?
If you answer "no" or "not sure" to two or more, choose a smaller, safer idea.
Frequently asked questions
What businesses will make money during AFCON 2027 in Tanzania?
Accommodation, food and drink, transport, tours, events, renovation and fit-out, and construction materials are the most likely to benefit.
Is it worth building a hotel for AFCON 2027?
Only if the hotel makes sense without AFCON. With about seven months left, a new hotel from scratch is unlikely to be ready. Finishing or converting an existing building is more realistic.
Which Tanzanian cities benefit most from AFCON 2027?
Dar es Salaam, Arusha and Zanzibar, where matches are expected, plus nearby tourist areas.
How can the diaspora benefit from AFCON 2027?
By preparing family property as short-lets or guest rooms, finishing half-built buildings, or investing in rental property near improved areas. See property ideas for the diaspora.
Can I use the AFCON name to market my business?
You can describe your location and services, such as "10 minutes from the stadium". Using official AFCON or CAF logos, or claiming to be official, needs permission.
Do I need a big company to win AFCON-related construction work?
No. Large stadium and road contracts go to big registered contractors, but hotels, guest houses, shops and homeowners need painters, tilers, plumbers, electricians and fit-out teams. Small, reliable teams can be very busy.
What is the safest AFCON opportunity?
Preparing a property you already own as a short-let or guest rooms. It costs less, can be ready quickly, and the unit keeps its value after the tournament.
Will AFCON 2027 raise property prices in Tanzania?
It may lift rents and land values in areas that gain better roads, hotels and services. The effect builds over years rather than overnight, and it varies street by street.
