Best Places to Invest in Property in Tanzania in 2026: Dar, Dodoma, Arusha, Mwanza and Zanzibar

Each Tanzanian city has its own reasons to invest and its own best type of building. A city-by-city guide for investors and the diaspora.

The strongest places to invest in property in Tanzania in 2026 are Dar es Salaam for the biggest rental and commercial market, Dodoma for growth driven by the government's move to the capital, Arusha for tourism, NGOs and the East African Community, Mwanza as the business centre of the Lake Zone, and Zanzibar for tourism and holiday property. Rising towns such as Morogoro, Tanga, Mbeya and Kibaha offer cheaper land along new transport routes. The right choice depends on what you want to build: flats for working families, shops, hostels, a hall or holiday units each do best in different places.

This guide is based on what we see building across regions, plus public data. Use it to shortlist, then visit, check titles and price a real project.

What drives property demand in Tanzania?

  • Population growth. The 2022 census counted about 61.7 million people, up from about 44.9 million in 2012.
  • Urbanisation. Young people keep moving to towns for work and study.
  • Infrastructure. The standard gauge railway (SGR) now carries passengers from Dar es Salaam through Morogoro to Dodoma, and new roads, bridges and ports are opening up land.
  • Government relocation to Dodoma.
  • Tourism, mainly in the north and in Zanzibar.

Our post on why housing demand keeps rising has more on the numbers.

Dar es Salaam: the biggest market

Dar es Salaam had about 5.4 million people in 2022 and is still the country's commercial centre, port and largest job market.

Area typeExamplesWhat works
Prime, high costMasaki, Oysterbay, MikocheniExecutive flats, offices, short-lets, embassy housing
Established mid-marketSinza, Kinondoni, Mbezi Beach, TabataTwo-bedroom flats, mixed-use with shops
Growing outskirtsKigamboni, Goba, Mbezi Mwisho, Bunju, KibahaFamily houses, small blocks, land banking

Land prices in prime areas are very high, so returns on new builds can be modest. The best value is often in established mid-market areas where tenants are plentiful and land is still affordable, and in growth corridors served by the BRT bus lanes and new roads. Watch for flooding. Some low-lying areas flood every rainy season. See protecting buildings from flooding in Dar es Salaam.

Dodoma: the capital that keeps growing

Since government ministries moved to Dodoma, the city has added offices, hotels, universities and thousands of civil servant households. The SGR has cut the trip from Dar es Salaam to a few hours.

  • What works: rental houses for civil servants, student hostels near UDOM and other colleges, small hotels and guest houses, offices and shops near government areas.
  • Watch for: black cotton soil in some areas, which needs proper foundations, and water supply.

Arusha: tourism, NGOs and regional institutions

Arusha is the gateway to the northern safari circuit and Kilimanjaro, and hosts the East African Community headquarters and many international organisations.

Mwanza: the Lake Zone's business hub

Mwanza is Tanzania's second-largest city, a centre for trade, fishing, mining services and transport across Lake Victoria. The new Kigongo to Busisi bridge and the SGR extension towards Mwanza add to its pull.

  • What works: shops and mixed-use buildings in town, rental flats, warehouses for traders, hostels near universities.
  • Watch for: rocky ground, which can raise excavation costs.

Zanzibar: tourism and holiday property

Zanzibar's economy leans heavily on tourism, and visitor numbers have grown strongly. Investors build boutique hotels, villas and furnished apartments, mostly on the east and north coasts and around Stone Town and Fumba.

  • What works: short-let villas and apartments, boutique hotels, staff housing.
  • Watch for: different land rules for foreigners, salt air, and approvals through Zanzibar's own authorities.

Rising towns worth a look

Mtwara and LindiGas and port projectsRental housing, guest houses

Smaller towns have cheaper land and lower rents. Returns can be good, but the tenant pool is smaller, so start with modest projects.

How to choose a location: a simple test

  1. Who will rent it? Name the tenant: civil servants, students, traders, tourists, families.
  2. Is that demand growing? Look for new roads, campuses, offices, factories.
  3. What do similar units rent for, and how fast do they fill? Ask local agents and look at empty buildings.
  4. What does land cost compared with likely rent?
  5. Can you build there easily? Check soil, water, power, access and permits.
  6. Who will manage it?

Infrastructure projects worth watching

Property values tend to follow roads, railways and services. Projects that are changing Tanzania's map include:

  • The standard gauge railway (SGR). Passenger trains already run from Dar es Salaam to Morogoro and Dodoma, and further sections towards Tabora, Mwanza and Kigoma are under construction. Land near stations and along the corridor has been rising in value.
  • The Kigongo to Busisi bridge across Lake Victoria near Mwanza, which shortens travel across the lake region.
  • Dar es Salaam's bus rapid transit (BRT) lanes, which have made outer areas easier to reach.
  • The Julius Nyerere hydropower plant, which adds a large amount of electricity to the grid.
  • The East African crude oil pipeline to Chongoleani near Tanga, which brings jobs and services to the Tanga area.
  • New airports and port upgrades, including Dodoma's new international airport project and improvements at Dar es Salaam, Tanga and Mtwara ports.

Buying near a project that is already under construction is usually safer than buying on a promise. Plans change, and land prices often jump on rumours that never happen.

Mistakes investors make when choosing a location

  • Buying cheap land far from anything and waiting for a city that comes 20 years later.
  • Copying what neighbours built without checking whether that market is already full.
  • Ignoring flood maps and drainage, especially in parts of Dar es Salaam.
  • Choosing a town only because family lives there, when the rental market is small.
  • Underestimating build costs in remote areas, where transport adds a lot to every bag of cement.

Visit at least twice, at different times of year, before you commit. Talk to local agents, shop owners and anyone renting nearby. They know which buildings fill fast and which stay empty.

Frequently asked questions

Which city in Tanzania has the best rental returns?

Returns depend more on the street and the building than the city. Dar es Salaam's mid-market areas and Dodoma often show solid returns on new rental buildings because land is cheaper than in prime areas.

Is Dodoma a good place to invest in property?

Yes, for rental houses, hostels and small hotels, as government, universities and businesses keep growing there. Check soils and water supply carefully.

Is Zanzibar good for property investment?

For tourism property, yes, but foreigners face specific rules, and management matters a lot. See the Zanzibar guide.

Should I buy land on the edge of Dar es Salaam?

It can be a good long-term hold if the title is clean and the area has new roads and services coming. It earns nothing until you build.

Is it better to buy land or a finished building?

Buying land and building gives you more control and often a better return, but takes longer and needs supervision. Buying a finished, already-rented building is faster and easier to manage from abroad, if the title and building are checked carefully.

Are smaller towns a good investment?

They can be, for simple, low-cost projects matched to local demand. Start small, prove the market, then expand.

How do I check rents in a town before investing?

Ask two or three local agents, look at listings, and talk to people renting nearby. Count empty units on the street. If similar buildings stay empty for months, rents are softer than asking prices suggest.
