A well-located event hall in Tanzania can be one of the better-earning property investments, because weddings, send-offs, kitchen parties, graduations, church events and conferences need space almost every weekend. A hall for about 500 seated guests needs roughly 600 to 800 m² of floor space plus parking for 100 or more cars, which means a plot of around 3,000 to 5,000 m². Building it to a good standard commonly costs TSh 700 million to 1.2 billion including parking, toilets, kitchen and backup power. Mid-range halls in Dar es Salaam typically charge from about TSh 1.5 million to 6 million per event, and a hall that books five to eight events a month can earn a gross return of 12 to 20 percent on cost. It is a business, though, not passive rent. Management, sound, cleanliness and reputation decide whether it fills.

We have designed and built large-span buildings and know where hall projects go wrong. Here is how to plan one properly.

Is there demand for event halls in Tanzania?

Yes, and it is cultural as much as economic. A typical urban wedding involves several events: send-off, kitchen party, and the reception itself, often with 300 to 800 guests. Add graduations every year, church and mosque events, company dinners, seminars, political and NGO meetings, and funerals' gatherings in some areas. December, the Easter period and the months after the main harvests are usually busiest.

Before building, check the local market:

  • How many halls are within 5 km, and how far ahead are they booked?
  • What do they charge, and what is included?
  • What do people complain about? Parking, heat, toilets and noise are the usual ones.

A new hall that fixes those complaints wins bookings quickly.

How big should the hall be?

Plan by the number of seated guests at round tables, which is how most weddings are set up.

Capacity (seated, banquet)Main hall floor areaPlot size including parking
200 to 300 guests300 to 450 m²1,500 to 2,500 m²
400 to 600 guests550 to 850 m²3,000 to 5,000 m²
800 to 1,000 guests1,000 to 1,400 m²5,000 m² and more

Allow about 1.2 to 1.5 m² per guest for banquet seating, more with a dance floor and stage. Halls that can be divided by folding partitions into two smaller rooms earn more, because they can take two small events at once.

What should the building include?

  • A clear-span hall with no columns blocking views. A steel portal frame works well. See warehouse construction, which uses the same structure.
  • High ceilings (at least 5 to 6 m) for air movement and decoration.
  • Good ventilation and cooling: large openable windows, roof vents, ceiling fans, and air conditioning if you target the top of the market.
  • Toilets: plenty of them. One of the most common complaints. Plan roughly one WC per 50 to 75 guests, split by gender, plus an accessible toilet.
  • Bride's and groom's rooms with mirrors and toilets.
  • A kitchen or caterers' area with water, drainage and washing space, even if outside caterers cook.
  • A stage and fixed sound and lighting points.
  • A generator that can run the full hall. Power cuts during a wedding ruin reputations.
  • Water storage for at least two days.
  • Parking, lit and secure, with a drop-off area at the entrance.
  • A covered entrance for photos and arrivals in the rain.

Sound and neighbours

Loud music late at night causes complaints and can lead to closures. Choose a site away from dense housing, use solid walls rather than open sides on the neighbours' side, add sound absorption inside, and agree finishing times. Councils and environmental authorities can act on noise complaints.

What does it cost to build?

Example only, for a hall of about 700 m² seating around 500 guests, standard to good finish, outside the city centre:

ItemExample cost (TSh)
Main hall structure, roof, walls, floor, finishes560 to 840 million
Toilets, rooms, kitchen area60 to 120 million
Parking and drainage (about 2,500 m²)80 to 150 million
Generator, sound points, lighting50 to 100 million
Fees, permits, contingency50 to 90 million
Total, excluding land and furnitureAbout 800 million to 1.3 billion

Chairs, tables, decor and sound equipment add more, or you can let decorators and DJs bring their own. Get a real Bill of Quantities for your design, and see commercial building costs.

What can an event hall earn?

Example: 500-guest hall in a growing area
Average hire price per eventTSh 3,000,000
Events per month (average across the year)6
Gross income per yearTSh 216 million
Running costs (staff, cleaning, generator fuel, power, water, repairs, marketing, taxes)35 to 45 percent
Net income before financingAbout TSh 120 to 140 million
Net return on TSh 1 billion build costAbout 12 to 14 percent

Weekday seminars and church bookings can lift the numbers. Empty months lower them. These figures are illustrations; test your own with local prices.

Extra income streams

  • Chairs, tables and decor packages.
  • In-house catering or a list of approved caterers paying a fee.
  • Sound system and lighting hire.
  • Weekday conferences and training with projectors.
  • Shops or a restaurant facing the road.

Licences and safety

You will need a business licence, a building permit for the hall's use, fire safety approval with extinguishers, exits and emergency lighting for the number of guests, and possibly an environmental assessment for a large site. Mark capacity clearly and stick to it. A hall full beyond its exits is dangerous. See construction site safety for the building stage.

Managing a hall from abroad

Many diaspora owners build halls, and the ones that do well have:

  • A full-time manager on salary plus a booking bonus.
  • Online booking calendars and deposits paid to the business account, not to staff phones.
  • Clear rules on hours, decor, cleaning and damage, signed by every client.
  • An Instagram and WhatsApp presence with real photos of events.
  • Monthly reports with bookings, income and expenses.

How to lay out a hall plot

A good layout keeps traffic, guests and service activities apart:

  1. Entrance and drop-off close to the main road, with a covered area at the hall door.
  2. Parking around or in front of the hall, with lighting and space for buses.
  3. The hall in the middle of the plot, with its long sides away from neighbours to limit noise.
  4. Service yard at the back: kitchen and caterers' area, generator, water tanks, waste store, deliveries.
  5. Garden or outdoor space for photos, cocktails and overflow, which also cools the site.
  6. Shops or a café along the road front, earning rent every day of the week.

Lay out the full site even if you build in phases, so later parts fit without demolishing anything.

Marketing the hall

Halls fill through reputation and pictures. What works:

  • Instagram and TikTok with real event photos and short videos, posted every week.
  • Relationships with decorators, MCs, photographers and caterers, who recommend venues to clients.
  • Open days where couples can see the hall decorated.
  • Package prices that include chairs, tables, basic decor and sound, which make comparing easy.
  • Fast replies on WhatsApp with clear prices and available dates.
  • Weekday deals for seminars, churches and companies to fill quiet days.

Ask every client for a review and photos. A hall with fifty good reviews and real wedding pictures beats a newer hall with none.

Frequently asked questions

How much does it cost to build an event hall in Tanzania?

A 500-guest hall with parking and services commonly costs TSh 800 million to 1.3 billion to build, excluding land and furniture. Smaller halls for 200 to 300 guests cost much less.

How much do event halls charge in Dar es Salaam?

Many mid-range halls charge from about TSh 1.5 million to 6 million per event, depending on size, location and what is included. Top venues charge more.

What is the best location for an ukumbi?

Near a main road with easy access and parking, in a growing residential area, away from dense housing to limit noise complaints.

Is an event hall a good investment?

It can return 12 to 20 percent gross on cost when well managed and well located, but it needs active management and marketing.

Can I build the hall in phases?

Yes. Many owners build the hall and toilets first, then add more parking, a kitchen, or shops later. Plan the full site from the start.

How many events can a hall hold in a month?

A busy hall might host 8 to 12 events a month in peak season and 3 to 6 in quieter months, including weekday bookings.
