Gypsum board ceilings are the most popular choice in Tanzanian homes today because they give a smooth, modern finish, take recessed lights well and cost roughly TSh 35,000 to 60,000 per m² installed. PVC ceilings are cheaper, quick to fit and handle moisture well, so they suit bathrooms, kitchens and verandas, but they can look less premium and sag in heat. Ceiling boards (fibreboard or soft board) are the budget option, timber suits traditional or high-end homes, and an exposed concrete slab works for modern flat-roof houses. In an iron-sheet roof house, adding insulation above the ceiling matters as much as the ceiling type for keeping rooms cool.
How do the ceiling types compare?
| Ceiling type | Rough cost per m² installed (2026) | Moisture | Heat | Lifespan | Best for |
|---|---|---|---|---|---|
| Gypsum board | TSh 35,000 to 60,000 | Poor (use moisture-resistant board in wet rooms) | Good with insulation | 20 years and more | Living rooms, bedrooms, offices |
| PVC panels | TSh 20,000 to 40,000 | Very good | Fair, can sag if very hot | 10 to 15 years | Bathrooms, kitchens, verandas, budget rooms |
| Ceiling boards (fibreboard) | TSh 15,000 to 30,000 | Poor, stains and sags if wet | Fair | 10 years if kept dry | Budget builds, storage rooms |
| Timber (T&G or plywood) | TSh 45,000 to 90,000 | Fair if sealed | Good | Long if protected | Traditional or high-end homes |
| Exposed concrete slab | Paint or skim only | Good | Holds heat | Life of the building | Flat-roof and storey houses |
Prices are rough examples including frame and labour. They change by region, brand and design complexity.
Is gypsum ceiling good for Tanzania?
Yes, inside dry rooms. Gypsum gives clean lines, hides cables and takes downlights, cornices and bulkhead details. It needs a proper frame (usually galvanised steel channels, or treated timber) fixed at the right spacing, and joints that are taped and filled properly or they will crack. The one thing gypsum hates is water: a small roof leak will stain and soften it. Use moisture-resistant (green) gypsum in bathrooms and kitchens, and fix roof leaks before the ceiling goes up. Our guide to roof leak repair helps with that.

When is PVC ceiling a better choice?
PVC panels do not mind humidity or steam, wipe clean and go up fast. That makes them practical for bathrooms, kitchens, outdoor kitchens, verandas and rental units where the owner wants low maintenance. The downsides: thin panels can wave or sag under a hot iron-sheet roof, joints show, and PVC burns with toxic smoke, so avoid it near cookers and keep electrical fittings to proper boxes. Buy thicker panels from a known supplier and ask for a fire rating where available.
Do ceilings help keep a house cool?
A ceiling alone helps a little. A ceiling with insulation above it helps a lot. Under an iron-sheet roof in Dar es Salaam or Dodoma, the roof surface can get very hot by afternoon, and that heat radiates down into the rooms. Two simple additions make a real difference:
- Reflective foil or sarking under the roof sheets to bounce heat back up.
- Insulation (such as glass wool or rock wool rolls) laid over the ceiling, kept dry and away from downlight fittings.
Ventilate the roof space too, with vents at the eaves and near the ridge so hot air can escape. See our guide to keeping a house cool.

What goes wrong with ceilings?
Most ceiling complaints we see come from the same few causes. Water from a roof leak or a sweating water tank stains and softens boards. Frames fixed too far apart let boards sag in the middle. Joints that were filled but not taped crack along straight lines within a year. Heavy light fittings hung straight on the board pull through over time. All of these are cheap to avoid while the ceiling is going up and annoying to fix afterwards, so check the frame spacing and the joint tape before the painter arrives.
What about termites and ceilings?
Ceiling boards, timber and the paper facing on gypsum can all be attacked by termites. Use treated timber or steel channels for the frame, and make sure the house had termite protection before the slab. Check the roof space once a year.
Which ceiling should I choose for each room?
- Living and dining rooms: gypsum with cornices or a simple bulkhead for lighting.
- Bedrooms: gypsum, or ceiling boards if the budget is tight.
- Bathrooms: moisture-resistant gypsum or PVC.
- Kitchen: moisture-resistant gypsum or PVC away from the cooker.
- Veranda and outdoor kitchen: PVC or treated timber.
- Storey houses with a concrete slab: skim and paint the slab, or a suspended gypsum ceiling if you need to hide pipes.
Frequently asked questions
Which ceiling is cheapest in Tanzania?
Ceiling boards and basic PVC are usually the cheapest per m². Gypsum costs more but looks better and lasts longer in dry rooms.
How long does it take to install a ceiling?
For a typical three-bedroom house, about one to three weeks depending on the type and the detailing. PVC is fastest.
Can I install a ceiling before the roof is finished?
No. The roof must be on, watertight and the wiring done before the ceiling goes up.
Why is my gypsum ceiling cracking?
Usually poor joint taping, a frame fixed at too wide a spacing, or movement in the roof. Water stains point to a roof leak.
