Building rental apartments in Dar es Salaam can be a good long-term investment when the location has real tenant demand, the building is designed for the tenants you want and the construction cost is controlled. Returns come from monthly rent and, over time, from the rising value of the property. The best way to decide is to estimate your rental income and costs honestly before you build, using real rents from the area and a priced bill of quantities.

Why do investors build rental apartments?

  • Steady demand: Dar es Salaam's growing population needs places to rent. Read why housing demand keeps rising.
  • Regular income: rent arrives monthly, often paid several months in advance.
  • Long-term value: well-located property tends to hold or grow its value.
  • Using land well: apartments put more homes on one plot than a single house.

How do you estimate rental income?

Start from what tenants actually pay in the area, not what you hope to charge. Visit similar buildings, speak with brokers and check how quickly units fill.

The example below is for illustration only. Your own numbers will differ.

ExampleAmount
Number of apartments6 two-bedroom units
Example rent per unitTSh 700,000 a month (about USD 270)
Gross rent per yearTSh 50,400,000 (about USD 19,400)
Allowance for vacancies (1 month per unit per year)minus TSh 4,200,000
Running costs (repairs, security, cleaning, about 15% of rent collected)minus TSh 6,900,000
Example net income per yearabout TSh 39,300,000 (about USD 15,100)

US dollar figures are approximate and use a rough rate of TSh 2,600 per USD; exchange rates change.

How do you work out the return?

Divide the net income by the total cost of the project (land, design, approvals and construction). In the example, if the full project cost TSh 400,000,000 (about USD 154,000), the net income of TSh 39,300,000 would be a yield of about 9.8% a year before tax and finance costs. Compare that with other uses of your money, such as savings or other investments.

Get your construction cost from a priced bill of quantities, not from a rough guess.

Should I build apartments or a standalone house to rent?
