A boundary wall (fence wall) in Tanzania typically costs about TSh 250,000 to 600,000 per running metre (about USD 95 to 230) in 2026 for a 2.1 to 2.7 metre block wall with a proper foundation, columns, plaster and paint. A 30 by 20 metre plot (100 metres of wall) therefore often costs TSh 25 million to 60 million (about USD 9,600 to 23,000), plus the gate. The price depends on height, foundation, finish, soil and whether the wall needs to hold back soil or let floodwater pass.
What does a boundary wall cost per metre?
| Wall type | Example cost per running metre |
|---|---|
| Block wall, 2.1 m, plastered one side | TSh 250,000 to 350,000 (about USD 95 to 135) |
| Block wall, 2.4 m, plastered and painted both sides | TSh 350,000 to 480,000 (about USD 135 to 185) |
| Block wall, 2.7 m, with columns and razor wire | TSh 450,000 to 600,000 (about USD 175 to 230) |
| Stone wall | TSh 400,000 to 750,000 (about USD 155 to 290) |
| Retaining wall (holding back soil) | Priced by design, often 2 to 4 times a normal wall |
Example prices only. USD figures are approximate, using roughly TSh 2,600 per USD.

What makes a boundary wall cost more?
- Height. Taller walls need bigger foundations and more columns.
- Soil. Black cotton soil and fill need deeper or wider foundations; see black cotton soil foundations.
- Slope. Stepped foundations and retaining sections add cost.
- Finish. Plaster and paint on both sides, decorative panels or stone cladding.
- Security. Razor wire, electric fencing, lighting and CCTV mounts.
- Gates. A steel sliding gate often costs TSh 2.5 million to 8 million (about USD 960 to 3,100).
How should a boundary wall be built?
- Set out the boundary from survey beacons. Building on the wrong line causes expensive disputes. Check your title with the Ministry of Lands.
- Dig a proper strip foundation to firm ground, with reinforced concrete.
- Add reinforced concrete columns at regular spacing (often about 3 metres) and a ring beam on top.
- Build with good quality blocks and full mortar joints.
- Plaster, seal and paint to stop rain soaking the blocks.
Why do boundary walls collapse in heavy rain?
Many boundary walls fall in the rainy season, and El Niño years make it worse. The usual causes are:
- No proper foundation, or one sitting on loose fill.
- No columns or ring beam.
- Water trapped behind the wall, pushing it over.
- Soil piled against one side, turning a fence wall into an unplanned retaining wall.
The fix is to design the wall for the water. Leave weep holes or drainage openings at the base where water must pass, keep soil levels similar on both sides, and add proper stormwater drainage. Read our El Niño guide for more.
Do you need a permit for a boundary wall?
Many councils require approval, especially for walls next to a road or above a certain height. Check with your municipal council before you build. See building permits in Dar es Salaam.
Frequently asked questions
How much does it cost to fence a plot in Tanzania?
For a typical 600 m² plot with about 100 metres of boundary, a block wall often costs TSh 25 million to 60 million (about USD 9,600 to 23,000) plus the gate.
How tall should a boundary wall be?
Most residential walls are 2.1 to 2.7 metres. Check local rules, especially next to roads.
Is a chain-link fence cheaper than a wall?
Yes, often much cheaper, but it gives less privacy and security. Many owners start with chain-link and build a wall later.
How long does it take to build a boundary wall?
A typical house plot takes three to six weeks, depending on length, finishes and weather.
